why exchange of gases continousl occur in lungs ?

This is due to the following:

i) Difference in the partial pressures of oxygen and carbon dioxide gases in the alveolar air and in the blood which enables diffusion.

ii) Great affinity of haemoglobin for oxygen.

iii) Continuous flow of blood through the respiratory portion of the lungs.
