There are two variables x and y in the given equation. To solve completely we need two equations.
Since only one equation is given, It is tried to express y in terms of x.
(x+4)(x+4) -5xy - 20y = 36y2
x2 +8x +16 -5xy -20y = 36y2
36y2 +20y -16 = x2 +8x -5xy
4(9y2 +5y -4 ) = x2 +8x -5xy
4(9y-4)(y+1) = x2 +8x -5xy
